What You're Actually Getting
A professional garage floor isn't a coat of paint. A typical system looks like this:
- Diamond grindingThe surface is mechanically ground to remove the weak top layer, old sealers and stains, which gives the coating something to grip.
- Repairs & base coatCracks, spalls and salt pitting are filled. Then a pigmented base coat goes down, often epoxy or polyaspartic, depending on the system.
- Flake & top coatVinyl flake is broadcast to full coverage, scraped, and sealed with a clear top coat, often a UV-stable polyaspartic.

DIY Kits vs. Professional Systems
Store-bought kits usually rely on acid etching and a thin coat. In Hudson Valley garages, with salt, studded snow tires and freeze-thaw cycles, thin coats often peel where tires sit (hot-tire pickup). Professional systems use grinding, thicker coatings and commercial-grade materials. That's where most of the price difference goes.
Questions
How long until I can park on it?
It depends on the products and the temperature. Foot traffic is often allowed the next day or sooner with fast-cure systems, and vehicles typically wait longer. Your installer will give you exact times.
Will it be slippery?
Flake systems have some texture. For extra grip, installers can add an anti-slip additive to the top coat. Ask to see a sample.
Can you coat over my old painted floor?
Usually the old paint or coating has to be ground off first. New coatings bond to clean, open concrete, not to old paint.
